Booking

A paid booking agreement is concluded with the buyer for the selected apartment. The booking takes effect once the booking fee – €5000 – has been transferred to the developer's account. The booking is valid for a limited time and remains in effect until the signing of the notarized contract under the Law of Obligations. For completed apartments, a property contract is signed within one month of concluding the booking agreement.

Contract under the Law of Obligations

A notarized contract of sale under the Law of Obligations is concluded with the buyer, specifying all transaction details. As a prerequisite for signing the contract, the buyer must have paid at least 10% of the purchase price.

Property Contract

When the apartment is ready for handover, a notarized property contract is signed. The buyer pays the remaining balance of the purchase price, and the ownership of the apartment is transferred to the buyer according to the terms of the notarized agreement.

The price includes

— A building, apartment, and interior finishes constructed according to the project
— Connection to the sewage and water supply network
— Connection to the electricity network and heating system

The price does not include

— State fees and notary fees (paid by the buyer)
— Connection of the apartment to communication services, including security and television
— Parking space (garage €14,000; motorcycle parking €4,000; outdoor parking €9,000 – available only for commercial spaces)
— Storage space (up to 3.5m² – €3,000; 3.5m² or more – €4,500)
