We’ve gathered all the information to make it as clear and transparent as possible. This is your guide to the entire home-buying process. If you have any questions, feel free to contact us at any time.

Reservation

A paid reservation agreement is signed with the buyer for the selected apartment. The reservation becomes valid once the reservation fee – €5,000 – is transferred to the developer's bank account. The reservation is temporary and remains valid until the conclusion of the notarized law of obligations contract. For completed apartments, the property contract must be signed within one month of the reservation agreement.

Law of Obligations Contract

A notarized law of obligations purchase agreement is signed with the buyer, detailing all aspects of the transaction. As a prerequisite for signing this contract, the buyer must pay at least 10% (ten percent) of the total purchase value.

Property Contract

When the apartment is ready for handover, a notarized property contract is signed. The buyer pays the remaining purchase price, and ownership of the apartment is transferred to the buyer according to the terms of the notarized agreement.

Price Includes

— Building, apartment, and interior finishing according to the project
— Connection to the sewer and water pipelines
— Connection to the electrical grid and heating

Price Does Not Include

— State fees and notary costs (paid by the buyer)
— Connection of the apartment to communication services, including security and television
— Parking space (Garage: €14,000; Motorcycle parking: €4,000; Outdoor parking: €9,000 – available only for commercial spaces)
— Storage space (Up to 3.5 m²: €3,000; 3.5 m² or more: €4,500)
